Longport - The Best Port!

by Ashley Franchini Team

Located at the southern tip of Absecon Island, Longport is one of the premier South Jersey shore destinations.  A quiet and peaceful enclave, this small town (less than ½ square mile) is best known for its impeccably clean beach and some of the most stunning homes in this part of the state.  The family entertainment of Ocean City is just to the south, and the dining and nightlife of Atlantic City is only six miles to the north, but both seem a world away from Longport’s calm and privacy.

First settled in 1695, Longport was far more commercial then the mainly residential town is today.  It boasts an interesting history and many stories—which you can hear about at the Longport Museum on Atlantic Avenue.

To explore more of what Longport has to offer, please give me a call.  I look forward to showing you around town and introducing you to some amazing properties.

Ocean City

by Franchini Real Estate Team

Did you know that during Revolutionary War times, Ocean City was a small island on the South Jersey shore that farmers used to hide their livestock from pilferers? The high sand dunes made a perfect hiding spot!

The town of Ocean city was not incorporated until October 20, 1879 by Methodist clerics. From its religious origin, Ocean City remains a “dry” town today, and is a premier destination for families, boasting eight miles of wide, sandy beaches and two and a half miles of boardwalk.

From generations-old food favorites including Mack & Manco’s pizza, Johnson’s Caramel Corn, James Candy and Fralinger’s Salt Water Taffy to the array of shops offered on the boardwalk and in the center of town, there are plenty of off-the-beach diversions. Watching the kite fliers on the beach is great fun
for kids, and for the more daring there is always the Ocean City Ferris wheel. Or, get out of the sun and try a game of mini golf at one of the miniature golf courses on the boardwalk.

Ocean city gets 85 out of 100 on the walk-ability scale. Most amenities are easily accessible to all fitness

Should I Buy a Home Now?

by Ashley Franchini

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.

Please give me a call if I can be of any assistance in determining how much home you can afford in today's market.
